Leasehold Land in Bali
Land for lease across Bali, from live agency listings — normalised to IDR per are per year so plots with different remaining terms compare honestly. A 20-year and a 30-year lease are different products at the same headline price; dividing by remaining years and plot size makes them one metric.
No other public source normalises Bali leasehold rates this way. Asking rates, not transactions — Indonesia has no public sales register.

How leasehold works here
- One price, fixed term. You pay the lease total upfront for a fixed number of years — typically 20–30 in these listings — with extensions negotiated separately.
- The rate is what matters. Lease total ÷ remaining years ÷ ares = IDR per are per year. That is the number in the table, and the only fair way to compare plots with different terms.
- Freehold is a different metric. Freehold plots are capital per are, not a yearly rate — the two never mix on this site. Freehold medians live on the land price index.
- Check any exact spot. The land value tool on the index page estimates a rate for any coordinate from plots within walking distance — labels lie at area edges, distance does not.
