It depends on the trade-off. Santorini and Mykonos command the highest nightly rates in Greece but on a short, intense season; Crete offers the deepest market and the longest season; the Ionian islands (Corfu, Zakynthos, Kefalonia) trade lower entry prices for family-resort volume. Short-term rentals must be registered with the AADE (the tax authority) and display the registration number on listings; from 2025 Greece introduced stricter registry rules and a temporary freeze on new STR registrations in the most saturated central-Athens districts. Island markets are far less constrained, but always confirm current local rules with a Greek lawyer before underwriting.
