Short-term letting in Greece: what we can and cannot say

Every Greek short-term rental must be registered in the AADE Short-Term-Stay Property Registry (Μητρώο Ακινήτων Βραχυχρόνιας Διαμονής) and show its registration number (ΑΜΑ) on every advert. There is no public lookup, so Brixfox shows a number only where the listing itself discloses one and never presents a listing as registered.

An ΑΜΑ is issued to the person who registers the property under their own Greek tax number (ΑΦΜ) — it does not transfer with the sale. The buyer registers afresh: have a Greek accountant confirm the municipality still accepts new short-term-rental registrations (central Athens has been frozen since January 2025) before underwriting rental income.

Portal coordinates are fuzzed by about 200 m, and a direct-agency listing sits on the agency’s own pin or its village centre, so every position here is approximate. Freehold, priced in EUR.
