This table covers 12 areas of Spain in August 2026, drawn from Brixfox's own Airbnb calendar data. Together the 12 areas hold 11,390 performing listings.

For each area it shows the number of performing listings, occupancy, the advertised nightly rate and estimated revenue per listing across the 31 nights of August 2026. Nightly rates are asking rates, and revenue figures are estimates.

Spain Airbnb performance by area, August 2026

Brixfox calendar data, August 2026 — the first complete month of our night-by-night calendar archive. Performing listings = listings with a full August calendar that booked at least 10% of the month’s nights. Occupancy = median share of August nights booked; nightly rate = median advertised rate for August stays; revenue = the median of each performing listing’s estimated August gross (its own occupancy × its own advertised rate × 31 nights), USD — usually a little below the two median columns multiplied together.

The 12 areas with the most performing listings, of 64 that clear the bar: at least 100 performing listings, 50 of them with an advertised rate. A night closed on the calendar counts as booked; calendars closed almost end to end with no detected booking, and listings our data engine flags as likely owner-blocked, are left out.

What the data says

  • Marbella has the most performing listings, at 1,377, and the highest advertised nightly rate, at $426.
  • Marbella also has the highest estimated revenue, at $9,419. Benahavís, at $9,036, sits 4% below Marbella on estimated revenue.
  • Marbella, Nerja, Roses and Benahavís are level on the highest occupancy, each at 81%.
  • Málaga has the lowest occupancy, at 65%, with 1,145 performing listings and an advertised nightly rate of $191.
  • Puerto de la Cruz has the lowest advertised nightly rate, at $120, and the lowest estimated revenue, at $2,530, which is 73% below Marbella's.

Asking rates separate the areas more than occupancy

Estimated revenue in Marbella, at $9,419, is 3.7 times that of Puerto de la Cruz, at $2,530. Occupancy does little of that separating. Nerja, Roses and Marbella are level on occupancy, each at 81%. Nerja asks $238 a night and Roses asks $251 a night, against $426 a night in Marbella. Nerja, at $5,320, and Roses, at $5,317, each sit 44% below Marbella on estimated revenue.

Benahavís, Estepona and Mijas Costa ask $400, $329 and $315 a night, and their estimated revenue sits 4%, 27% and 28% below Marbella's. Maspalomas, Corralejo and Los Cristianos ask $146, $144 and $153 a night, and each sits 67% below Marbella on estimated revenue, even though Corralejo's 77% occupancy matches that of Estepona and Mijas Costa.

Read this as a filter, not a verdict

An area figure is a starting filter, never a decision on a specific property. Even in the strongest areas the best-run listings clear far more than it, and the weakest far less. Brixfox computes per-property yield on this same calendar data so an area read like this becomes a specific, underwritable decision.

Seasonality: one month is not a year

On the same listings, hosts ask 0.45 to 1.02 times their August rate for October stays across 14 of Spain’s 16 regions, and 0.56 to 1.36 times for December stays across 13 of Spain’s 16 regions. Asking rates show how hosts price the months ahead, not how full those months get. Our night-by-night archive began on 22 July 2026, so August 2026 is the first complete month it covers. Underwrite on all twelve months, never on August × 12.

How this is measured

Brixfox tracks 1.2M+ short-term-rental listings across 50+ countries and territories. For the listings whose Airbnb calendars it reads, it keeps each night’s final booked-or-open state in a night-by-night archive that began on 22 July 2026. This post covers August 2026, the first complete month that archive covers, and the listings we track in Spain (the 16 regions our Spain page covers) with a full August calendar (25 or more nights observed). A listing counts as performing if it booked at least 10% of the month’s nights; occupancy and nightly rate are medians across performing listings, and estimated revenue is the median of each performing listing’s own estimate — its occupancy × its advertised nightly rate × 31 nights — which is not the two medians multiplied together and usually sits a little below that product. Nightly rates are what hosts advertise for August stays — Airbnb does not publish what a night actually sold for. A night closed on the calendar counts as booked, so some owner-blocked nights remain in the figures; calendars closed almost end to end with no detected booking are left out as unverifiable, and so are listings our data engine flags as likely owner-blocked. An area needs at least 100 performing listings, 50 of them with an advertised rate, to appear. The seasonality ratios compare the same listings’ advertised rates for those months (the median of each listing’s ratio). Informational, not investment advice.
