New listings vs villas that left the market

Monthly market flow. More new listings than departures means inventory is piling up — buyer's market. The current month is in progress.

New listings are every villa first seen that month, including those that have since left the market; counts start when Brixfox listing tracking began (gaps = no data, not zero) and exclude 8,006 listings from agency onboarding and bulk catalog imports — when we add an agency, its back-catalog is not counted as market arrivals. Left the market = Bali villas delisted one at a time after being tracked for sale, counted from daily delisting tracking (July 2026; earlier months have no data); bulk delisting sweeps are left out, and a delisting is not proof of a sale.

Is stock shrinking or growing?

Like-for-like: villas for sale moved only by listings that came onto and left the market — agency onboardings and delisting sweeps taken out. Since Jul 7: +8.1%.

Like-for-like ends at today's 6,367 villas and, going back, undoes only what the market did each day: listings first seen and listings delisted one at a time. Whole agency catalogues we onboarded and bulk delisting sweeps (one agency retiring more than 50 listings in a day — a backlog of villas that had left earlier, at dates we cannot see) are taken out.

Supply & departures per area

Where inventory is building up and where it's thinning out. Months of inventory = how long the current stock would last at the pace listings left the market in the last 30 days — lower means a tighter, faster market.

How these numbers are made

Honest methodology

Stock & new listings

We sync every for-sale villa from Bali's trusted agencies daily. A listing's first appearance is its listing date, and it stays a new listing of that month even after it leaves. When we onboard a whole new agency, its back-catalog is excluded from "new listings" — catalog growth isn't market activity.

Villas that left the market

A tracked Bali villa that disappears from its agency is recorded as having left the market — in a market with no public transaction registry, a delisting is the only signal there is. Some are sales and some are withdrawals; a delisting is not proof of a sale, so read these counts as market velocity, not notarized deals. When an agency retires more than 50 listings in one day we leave that sweep out: it clears a backlog of villas that left at dates nobody saw. Other markets we track are never mixed into these numbers.

Daily snapshots

Total and per-area stock are recorded every day. Days up to Oct 19, recorded on an older definition that kept delisted listings, are rebuilt from each listing's dates and drawn dashed. Like-for-like stock takes out agency onboardings and bulk delisting sweeps. Small areas fold into "Other" instead of being hidden.

Figures are market observations, not financial advice. Median prices are asking prices, not transaction prices.
