Bali is the most accessible-entry market in Brixfox’s global dataset — strong occupancy at nightly rates and purchase prices well below Dubai or the Caribbean. But "Bali" isn’t one market: a villa in Seminyak earns more than double one in Ubud.

What the data says
- Seminyak leads on every measure that matters — 63% occupancy, $446 nightly, ~$5,661/month, the highest in Bali. The premium, proven market.
- Canggu is the depth-and-demand play. 2,290 tracked listings (the largest pool), 59% occupancy and a $340 rate — liquidity plus the island’s strongest digital-nomad and surf demand.
- Uluwatu balances high occupancy (60%) with lower entry prices than Seminyak — attractive for clifftop/luxury villa buyers.
- Ubud is high-volume but lower-yield (48%, $2,305/mo) — inland, wellness-driven, more seasonal than the coast.
One thing buyers must check: leasehold
Most Bali villas are sold leasehold (a fixed term, e.g. 25–30 years), not freehold. A headline yield has to be read against the remaining lease, and short-term-rental legality varies by zone — Brixfox overlays Bali’s official RTRW zoning so you can see where STR is actually permitted before you buy.
